What Is Constructability Review?
A constructability review evaluates whether a design, as drawn, can actually be built efficiently, safely, and within a reasonable schedule and budget, before construction starts. It's distinct from a code compliance review, which checks whether a design meets regulatory requirements, and distinct from a coordination review, which checks whether disciplines agree with each other. Constructability specifically asks whether the sequence, access, and methods implied by the drawings are realistic in the field.
A common constructability finding is a detail that's technically correct and fully coordinated but nearly impossible to build in practice: a connection that requires access from a direction the structure doesn't allow once adjacent elements are in place, or a sequence that assumes one trade's work is complete before another's has to start, when the actual schedule doesn't support that order.
Constructability review typically draws on people with direct field experience, contractors, construction managers, superintendents, since spotting an unbuildable sequence or an inaccessible connection often depends on practical experience that a purely design-side reviewer may not have.
