What Is Design Development vs Construction Documents?
Design development and construction documents are two sequential phases in a typical design process, each with a different level of detail and a different purpose. Design development refines the overall design concept into a more defined set of drawings, establishing systems, materials, and major dimensions, but generally without full construction-level detail. Construction documents follow design development and provide the complete, detailed information a contractor needs to actually build the project and that a jurisdiction needs to issue a permit.
The distinction matters for coordination and review purposes because the level of detail available, and therefore what can meaningfully be checked, differs significantly between the two phases. A coordination conflict might not even be visible at design development if the relevant details haven't been drawn yet, but the same conflict becomes checkable, and much more costly to fix if missed, once construction documents are complete.
